I had a number of problems with the contractors my builder provided, as well as a couple of others that were highly recommended to fix those problems. Most simply put band-aids on the problem, where Karl Justin actually fixed them.

Lighting control systems can save up to 50% in energy cost depending on time of daily usage. New advances in ballast technology now allow dimming of linear fluorescent fixtures for low lighting output during less critical times of day. Occupancy sensors can also be installed to shut off or limit output while areas are not being used. Savings can be as high as 50% depending on the amount of light needed during a 24 hour period. Energy savings controls are also used in conjunction with daylight harvesting for maximum benefit.
Daylight harvesting makes better use of natural illumination by controlling motorized window coverings and shutters. Properly applied daylight harvesting can add up to 25% – 30% savings. Daylight harvesting also includes the integration of photo-electric sensors and electronic dimming ballasts into standard fluorescent fixtures. One feature of daylight harvesting includes luminaries automatically adjusting to maintain desired light level based upon available daylight.
Property owners can reduce cost and improve their competitiveness/profitability through lighting upgrades using green lighting technology. When you consider one watt is equal to $1.00 of operating cost, the savings can be quite substantial where hundreds of fixtures are in use. Today’s more efficient luminaries pay for themselves in a short time while providing better quality illumination and less maintenance. The savings are considerable!
